**Please note we will ask for a credit card and matching ID during check-in to put on file even if you pre-paid on a third-party website. If you booked directly, we will ask for a credit card as well to use the CVV code on the back. Thank you for your patience and understanding.**
Check-in time is 4:00 PM to 10 PM, and check-out time is 11:00 a.m.
Please make arrangements by calling ahead of time if you need to check in or out before or after those hours. Early check-in and late check-out are subject to availability. Early check-in fee is $20 before 3 PM and late check-out fee is $20 per hour.
Respectfulness: Our staff do our best to be respectful and friendly to our guests.
Guests are expected to act respectfully at all times on our property. We reserve the right to deny service to any guests who are rude, offensive, aggressive, or disruptive. Discriminatory behavior is not allowed.
Rates and Occupancy: Rates are per room, per night for up to 2 people. Rates are quoted in USD and include all applicable taxes and fees. Full payment is due at check-in. The paying guest is responsible for all incidentals, damages, missing hotel property, cancellation fees, or additional nights. We accept Visa, Mastercard, Discover and American Express credit & debit cards. No cash cards.
Discounts do not stack. We do not offer any discounts when rate is below $139 in order to keep up with costs (except pay now rates). Thank you for your understanding.
All pricing is based upon up to two people per room. Additional persons are $5 each after the first two. Infants and toddlers under age 2 are free. Charges may be adjusted at check-in or check-out to reflect the actual number of people in the room. We only allow the number of people in a room that the room was designed to hold. Undeclared guest(s) may be subject to be a fine up to $50 each if over the room maximum.
We reserve the right to move you to a comparable room when there are maintenance or other issues with your original room.
Guests may be charged for damages, room loss, additional cleaning fees, and any other misc. fees to recover any loss. There is no limit to recovery fees and based on replacement and/or repair cost. You may expect a fee for linen and towels that cannot be cleaned and reused particularly for blood & make-up stains. Additional charges apply for hard to remove stains on carpet and any pet related stains (especially if room cannot be rented out next night for drying from wet vacuum). Please report spills to front desk immediately. Clean rags are available upon request.
Quiet time: Quiet time is 10 PM until 8 AM. Please keep the TV down and outside conversations quiet. The building is of solid wood construction,
so please move quietly on the upstairs level, the stairs, while unpacking or packing, and while closing your room door (using the key to turn the door lock if needed). Please call the front desk at 303-569-3201 regarding noise disturbances after 10 PM or for any other reason.
Turn services: We can't guarantee room cleaning unless you request 24 hours in advance. Change of towels and trash can be done on short notice.
Pets: We allow dogs only. There is a fee of $30.00 per dog per stay (additional dogs after first is $15 each). Pet waste or excessive shedding may result in a cleaning fee (up to $100). Any damages caused by pets are also subject to fees (no limit), including room loss fee if we can't turn the room for next guest (up to $250). A valid credit card must be on file and damages will be recovered. A pet in a non-pet room is a $100.00 fine and unlimited in damage recovery fees. It will void the rest of your stay.
Only pet-friendly rooms allow dogs. Max of two per room (~35 lbs. or less). They must be in pet rooms because other guests may have allergies. Pets are not allowed to be left unattended in the room unless crated for a short period of time. Pets are not allowed on furniture/beds. They must be non-aggressive, well behaved, groomed, and on leash when outside of the room.
Smoking/marijuana/cooking: Due to smoke, odors and fire hazard, no open cooking, incense, vaping, or smoking/burning of any kind is allowed in the rooms. Courteous tobacco smoking is allowed outside. Please avoid smoking near open windows and doors. No marijuana is allowed out in the open per town ordinance. Inquire at front desk for medical needs. If your room smells like smoke or marijuana, we may void the rest of your stay and a fee of $250.00 will be assessed. Additional room loss fee may apply if the room isn't ready for the next guest due to the smell.
Property Cancellation Policy: Pay Now (10% discounted) reservations are non-cancellable and non-refundable without exceptions. Card paid with and ID must be present at check-in. CC Authorization forms available by email. Standard rate reservations cancellations must be made 48 hours prior to the day/time of check-in. We will charge for the nights outside of the 48 hours period. Special events or large group reservations require 7 day's notice for cancellation unless otherwise agreed upon.
By checking in at our property, you agree to all above policies and will be held responsible. Policies are subject to change at the discretion of the property.
